BuildSuiteScan
LiDAR Room Scanner & Architectural Floor Plan App for Contractors
Turn your iPhone or iPad Pro into a professional room scanner. Walk a space, generate an accurate architectural floor plan, and produce a trade-by-trade scope of work — all before you leave the job site.
$12.99/mo
LiDAR scanning requires iPhone 12 Pro or later, or iPad Pro (2020 or newer). Manual entry works on any iPhone, iPad, or Android device.
How the room scanner works
Open the room scanner
Launch BuildSuiteScan on your iPhone or iPad Pro. Point the camera at the room and slowly pan — the LiDAR sensor builds a 3D model in real time.
Generate an architectural floor plan
In seconds, BuildSuiteScan produces an accurate floor plan with wall dimensions, room area, door and window positions, and detected fixtures.
Review and edit your scope of work
The app generates a line-item scope of work by trade — painting, flooring, drywall, trim, plumbing, and more. Edit quantities, add trade notes, and attach site photos before sending anything out.
Send to contractors — in-app or by email
Send bid requests to subcontractors in your BuildSuite Crew network, or export the SOW as a PDF and email it to any contractor directly from your phone. Collect bids, review, and accept — all in one place.
Everything in one floor plan scanning app
LiDAR Room Scanner
Walk the space and let Apple's RoomPlan API build an accurate 3D architectural model in real time. Powered by the LiDAR sensor on iPhone 12 Pro or later and iPad Pro — the same sensor used in professional surveying tools.
Architectural Floor Plans
Get exact wall lengths, floor area, and ceiling area per room — automatically calculated, with doors and windows subtracted from wall area. Export a clean architectural floor plan PDF in seconds.
Fixture & Object Detection
The room scanner detects and classifies fixtures automatically: bathtubs, vanities, appliances, furniture, and more — with dimensions for each, no manual entry required for any of it.
Scope of Work Generator
BuildSuiteScan converts scan data into a trade-by-trade scope of work automatically — painting, flooring, drywall, trim, plumbing, electrical, and more. Edit line items, add notes per trade, and attach site photos before sending.
Send SOW to Contractors
Send the scope of work to subcontractors two ways: in-app bid requests to your BuildSuite Crew network, or export a PDF and email it to any contractor directly from your phone. No spreadsheet required.
PDF & DXF Export
Export your floor plan + SOW as a PDF for client proposals, or as a DXF file for AutoCAD, Revit, or any CAD software. Share by email directly from the app.
Multi-Room Floor Plan Scanning
Scan multiple rooms in one continuous session and BuildSuiteScan merges them into a single floor plan (iOS 17+). Room totals and scope of work combine across the whole project either way.
Who is BuildSuiteScan for?
General Contractors & Remodelers
Stop measuring by memory or a tape measure. Walk a space with your iPhone and have accurate square footage and a line-item scope of work before you leave the job site. Apply your own rates and turn it into a professional proposal in minutes.
Trade Contractors
Painters, flooring installers, HVAC contractors — any trade that prices by area benefits from BuildSuiteScan. Scan the space, get exact quantities, and apply your own rates to build the estimate. No measuring tape, no spreadsheet, no guesswork.
Frequently asked questions
What devices work with the BuildSuiteScan room scanner?
LiDAR scanning requires an iPhone 12 Pro or later Pro model, or an iPad Pro from 2020 onward (iOS only). Manual entry mode — where you tap room corners and enter wall lengths — works on any iPhone, iPad, or Android device. Both modes produce the same scope of work and quantities; the PDF's floor-plan diagram is only available for LiDAR scans.
How accurate is the LiDAR floor plan scanning?
Apple's RoomPlan API (which powers BuildSuiteScan) achieves room dimension accuracy within 1–2% in typical conditions. Wall lengths, door openings, and window positions are all measured by the LiDAR sensor — not estimated.
Can I scan multiple rooms into one floor plan?
Yes. Scan multiple rooms in one continuous session and BuildSuiteScan merges them into a single floor plan (requires iOS 17+; iOS 16 returns each room separately). You can also scan rooms individually and group them under the same project — areas and the scope of work combine, though each room's floor plan is shown on its own rather than as one merged diagram.
What file formats can I export?
You can export your architectural floor plan as a PDF (for proposals and client review) or as a DXF file (for AutoCAD, Revit, or other CAD software).
Do I need a LiDAR sensor to use BuildSuiteScan?
No. LiDAR is required for automated room scanning only. Manual entry mode works on any iPhone, iPad, or Android device — tap corners on a canvas, enter wall lengths, and place doors and windows by hand. Both modes produce the same scope of work; the exported PDF includes a floor-plan diagram for LiDAR scans, while manual-entry scans get the line-item quantities without that diagram.
Can I send the scope of work to contractors who are not on BuildSuite?
Yes. Export your SOW as a PDF — including the floor plan, line items, trade notes, and site photos — and email it to any contractor directly from your phone. In-app bid requests are available for subcontractors in your BuildSuite Crew network, but the PDF export works for anyone.
How is BuildSuiteScan different from other room scanner apps?
Most room scanner apps stop at the floor plan. BuildSuiteScan goes further: it generates a trade-by-trade scope of work from the scan data, lets you edit line items and attach site photos, and sends the SOW to contractors — either as in-app bid requests or as a PDF by email — all from the same app.
